The Lease Extension Guide: How To Extend Your Lease And What It Will Cost (Paperback) (ISBN-13: 9798188890551)

Your lease is shorter than it was yesterday. It will be shorter again tomorrow. And almost nobody tells you what that actually means until a solicitor, a mortgage lender, or a buyer's survey forces the issue.

The Lease Extension Guide is a plain-English handbook for leaseholders who want to understand - and act on - the single biggest hidden cost of owning a flat in England and Wales.

Inside, you'll learn:

Why lease length quietly determines your flat's value, mortgageability, and saleability - often more than its condition or location.

What actually happens at the eighty-year threshold, and why crossing it can add thousands to the cost of extending.

How the statutory right to extend works, what it guarantees, and how it differs from simply negotiating with your freeholder.

Exactly how the premium is calculated - including a full worked example with real figures, not just theory.

The complete statutory process, step by step: the notice, the counter-notice, negotiating the premium, and what happens if it goes to tribunal.

What to do if you're buying or selling a flat with a short lease, and how to handle a ground rent clause that doubles every ten years.

The current state of leasehold reform under the Leasehold and Freehold Reform Act 2024 - what's changed, what hasn't, and how to check for yourself.

Written for ordinary leaseholders rather than property professionals, with no legal jargon left unexplained and no bullet-point-thin advice. Every chapter ends with a clear checklist, so you always know exactly what to do next.

Book Three in the Leasehold Director Series, following Your Building, Your Rules and The RTM Handbook - practical guides for people who'd rather understand their building and their lease than be caught out by them.
