The Subcontractor's Survival Guide: Managing Cash Flow When You're Not the General Contractor (Paperback) (ISBN-13: 9798188008543)

Stop Being Your General Contractor's Free Loan.

You're the best at your trade. You show up on time, your crews are efficient, and your work is flawless. So why are you the last one paid, the first one blamed, and the one sweating payroll while tens of thousands of dollars in accepted invoices sit unpaid? In the construction industry, the quality of your work has almost nothing to do with whether you get paid on time. Instead, it has everything to do with whether your contract, your paperwork, and your legal position were built to survive a General Contractor's cash flow problem before it became yours.

The Subcontractor's Survival Guide is the definitive manual for the working trade professional-electricians, plumbers, HVAC techs, framers, and concrete crews-who are tired of being "undefended". Written by industry expert Garrett O'Neill, this book provides a set of narrow, highly useful tools that let you stay exactly where you are in the construction hierarchy while making sure that position stops costing you money.Inside, you will discover:

• The "Cash Flow Squeeze" Learn why subcontractors occupy a unique financial spot where you carry labor and material costs first while money trickles down a five-link chain.
• Legal Weapons Before You Bid: A crash course in mechanic's liens and payment bonds. Learn the three critical deadlines that determine whether you get paid from the property or the bond if the GC goes quiet.
• Toxic Contract Clauses: How to spot and negotiate "red flag" language like pay-if-paid, flow-down clauses, and open-ended indemnification before you sign your life away.
• Pricing for Reality: Why winning every bid is actually a warning sign. Learn how to build a bid that accounts for overhead, markup vs. margin, and the "carrying cost" of a slow-paying client.
• The 3-Step Change Order Habit: Stop donating free labor. Implement a simple process to flag, price, and approve scope changes before a hammer swings.
• Professional Invoicing: Turn your invoices into triggers for payment. Learn the follow-up cadence that prompts action from accounts payable without making you look like a pest.
• Vetting Your Clients: Learn the 20-minute due-diligence process to check a GC's reputation and payment history before you ever submit a bid.

This is not a book of abstract theory or management "theater". Every chapter is built around a real-world decision point-sign the clause or walk, chase the invoice or file the lien-designed to be read in the parking lot with a contract on the hood of your truck.Whether you are currently chasing money you're not sure you'll see or looking to scale your business without losing your sanity, this guide provides the checklists, templates, and systems to protect your margins.

You've already proven you can do the work. This book is about making sure you get to keep what you earned doing it.
